Post rent from Arthur Online to Xero and see P&L by property

The problem

Rent, deposits, contractor bills and owner payments are tracked in one place and accounted for in another.

The result

Rent and charges become Xero invoices, receipts update tenants in Arthur, and tracking codes give a P&L per property.

How to set it up: Arthur Online + Xero

  1. Read Arthur's "Understanding the Xero integration" guide first. Arthur says its own finance team carries out the integration (a paid service).
  2. Test against a trial Xero organisation first: neither system can be rolled back.
  3. Before going live, check tenant emails, default bank and rent accounts, owners on every unit, and recurring charges.
  4. Agree tracking codes (Arthur defaults to unit and property).
  5. Run the sync, then reconcile receipts from your Xero bank feed.

I'm a UK landlord with six units. Explain in plain English what Xero tracking categories are and how I'd use one for property and one for unit to see profit per property.

Before you start

  • Arthur only supports integrations done by its finance team.
  • You need a "standard" Xero subscription.
  • Deposits and rent received on account go to Xero as overpayments.
